Why we wrote it

The kitchen-table moment every double mover hits

It usually starts on a Sunday night. You've found the next place online: more space, a bigger yard, a shop, a shorter drive. Your current home isn't ready to list. The renewal letter is sitting on the counter. And everyone you ask gives you a different answer about what to do first.

Here's the thing: the order you sell and buy in matters more than the price of either home. Get it wrong and you carry two mortgages, or you sell and have nowhere to land. Get it right and the whole thing feels like one move.

I walk Grey-Bruce double movers through this decision, and I use the same plan every time: decide the order with real local numbers, protect your equity with the right conditions, then line up the dates. I put that plan on paper so you can see it before you talk to anyone.

Double mover questions, answered

Should I sell my house before buying a new one in Grey-Bruce?

In a market with more listings to choose from, selling first usually protects you: you know your budget and you avoid carrying two homes. Buying first can work when you have the equity or bridge financing to cover overlap. The guide's decision map walks you through both with four questions.

Can I make an offer conditional on selling my house in Ontario?

Yes. A condition on the sale of your property is common in Ontario. Sellers weigh it against other offers, and many include an escape clause that lets them keep marketing their home. How strong your offer looks depends on how saleable your current home is, so price and prep it first.

How does bridge financing work in Ontario?

Bridge financing is a short-term loan that covers the gap when your purchase closes before your sale. Lenders usually require a firm sale on your current home. Costs, limits and timing vary by lender, so take the guide's question list to your bank or mortgage professional before you write an offer.

What if my home sells before I find the next one?

You have options: a longer closing date, a rent-back from the buyer or a short-term rental. We build these into the listing strategy from day one so a fast sale never leaves you without a place to live.

Do I need two different REALTORS® to sell and buy?

No. One team can handle both sides of your move, which keeps the dates, conditions and negotiations working together. Ask any team how they coordinate the two closings before you sign.
